What a Bathroom Remodel Actually Costs
Most cost guides give you one national number. That number is nearly useless, because the biggest single factor in your price is the decade your house was built - and the second biggest is what your foundation is made of.
Across the United States in 2026, a full gut of a single bathroom keeping the same layout runs $11,500-24,000. A cosmetic refresh is $5,500-12,000. Changing the layout takes it to $16,000-34,000.
The spread inside those ranges is mostly not about finish level. It is about what the crew finds when the wall comes off, and that is decided by the age of the house - which is why a national average tells you so little.
We hold first-hand quoted ranges for four cities so far: Winston-Salem NC, Port St. Lucie FL, Lansing MI and Peoria IL. We publish those and we do not invent numbers for cities we have not researched.

The number is decided behind the tile
This is the moment that sets your final price. Until the wall is open, every quote you hold is a forecast - an informed one from a good contractor, a guess from a careless one.
What is behind there is not random. It is decided by the decade the house was built and by what the house sits on, and both of those are knowable before anyone visits.
That is what the rest of this site is about: finding out which surcharges apply to your house, so you can ask three contractors to price the same work.
National ranges, 2026
United States, typical 2026 cost for one bathroom
| Scope | Typical cost | Notes |
|---|---|---|
| Cosmetic refresh - paint, vanity, fixtures, floor | $5,500-12,000 | Nothing opens |
| Full gut, same layout | $11,500-24,000 | The most common project |
| Tub-to-shower conversion | $7,800-18,000 | Swings on whether the drain moves |
| Full gut with layout change | $16,000-34,000 | Moving the toilet is the expensive part |
| Primary suite, mid to high finish | $23,000-55,000 | Double vanity, tiled shower |
| Powder room | $3,400-9,000 | No shower to waterproof |
Why the same job costs different amounts in different cities
It is tempting to assume the difference is labour rates. Labour matters, but it is not the largest factor. Three things move the price more, and all three are local.
- What is behind the wall, which the decade of construction decides. A 1930s house may still have galvanized steel supply pipe, corroding from the inside for ninety years. A 1990s house has copper or PEX and none of that risk. That single difference is worth thousands.
- What the foundation is. In a house over a crawl space a plumber moves a drain by crawling underneath. In a slab house the same job means cutting concrete, re-running the drain in a trench and patching the slab. Same request, several times the cost.
- Local water and climate. Hard water decides whether your shower glass survives five years. A cold climate decides whether the supply lines in an exterior wall are a hazard. Neither appears in a national average and both change what you should specify.
Cities where we hold real quoted ranges
| City | Full gut, same layout | The local factor that moves the price |
|---|---|---|
| Winston-Salem, NC | $14,000-24,000 | Pre-1950 stock: galvanized supply pipe, cast iron drains, lath and plaster |
| Port St. Lucie, FL | $13,000-22,000 | Slab-on-grade block: moving a drain means cutting concrete |
| Lansing, MI | $12,000-20,000 | Supply lines inside exterior walls; standard 5x8 hall bathroom |
| Peoria, IL | $11,500-19,500 | Hard water: glass and valve choice matter more than elsewhere |
What the local factor actually costs you
The four local surcharges, and where each one applies
| Finding | Typical add | Where it applies |
|---|---|---|
| Galvanized supply pipe replaced | $1,800-4,500 | Housing stock older than roughly 1950 |
| Cut and patch a slab to move a toilet | $2,500-6,000 | Slab-on-grade regions - much of the South |
| Relocate supply lines out of an exterior wall | $900-2,600 | Cold climates, mid-century houses |
| Factory-coated shower glass | $200-500 | Hard water regions - much of the Midwest |
| Recess a slab for a curbless entry | $1,200-3,000 | Slab regions - cheaper here than over joists |
| Rotted subfloor at the toilet flange | $600-2,200 | Anywhere, any age |
Read that table before you read any quote. If you know which of those rows applies to your house, you can ask all three contractors to price the same work - and at that point the differences between their numbers start to mean something.
Common questions
Why is your national range so wide?
Because the honest range is wide. A guide that tells you a bathroom costs $18,500 is giving you the midpoint of a distribution and calling it an answer. What actually determines your number is scope plus what is behind your wall, and no national figure can know either.
How long does a bathroom remodel take?
A cosmetic refresh is one to two weeks. A full gut keeping the layout is three to five weeks. Moving fixtures adds one to three, mostly waiting on inspections rather than labour. In an older house, add time for the unexpected - that is normal, not a sign of a bad contractor.
What is the single best value upgrade?
A properly sized exhaust fan ducted to the outside rather than into the attic. A few hundred dollars, and it is the difference between grout that stays clean and grout that does not. It is also the item most often specified badly.
Should I move the toilet?
Usually not, unless the layout is genuinely unworkable. It is one of the most expensive single changes - dramatically so on a slab - and in a small bathroom the improvement is often marginal. The same money spent on the shower or a heated floor is usually felt more.
Do you sell my details to several contractors?
No. Each enquiry goes to one independent local contractor. We are paid a flat monthly fee by that contractor, not a commission and not a share of your project, which means we have no interest in your job being large.
Get written quotes for your bathroom
Tell us your city, the approximate size, the age of the house, and whether you want to keep the layout. We pass that to one independent local contractor who quotes in writing. No charge for the match, no obligation, and we do not sell your details on.
